• Keep your bargaining and financial position confidential
  

• Disclose "Adverse Material Facts" about the property
  

• Draft and submit approved forms and agreements
  

• Accompany you to the closing
  

• Broker compensated by seller

Buyer Agency System
(Buyer's Agent)

Under this system, the selling real estate broker (the agent who sells you the home) is the agent for the buyer and has the duty to represent the buyer's best interests, but is obligated to treat all parties fairly.

BUYER'S AGENT
(All the services of the Traditional Broker plus:)

Buyer services:

• Provide exposure to both listed & unlisted properties
  

• Interpret market data to determine the value range of a property
  

• Assist in writing the offer with your best interests in mind
  

• Broker compensated by buyer/seller

Buyers Agency is Altered Under:
MULTIPLE REPRESENTATION
(Dual Agency)

Multiple representation, or dual agency, occurs when both the listing agent and buyer's agent are licensed under the same broker. As a dual agent, the agent will provide information and advice to both buyer's and seller's, but will not place the interest of either party ahead of the other
